These terms apply to this website and to any reservation you make directly with Newport Retreat for Harbor Lookout or Surf Casita on the Balboa Peninsula in Newport Beach, California. By booking with us you agree to them.

Bookings and payment

A reservation is confirmed only once you receive a written confirmation from us. The rate, taxes, fees and payment schedule that apply to your stay are the ones shown at checkout and repeated on your confirmation. You must be at least 25 years old to book, and the person who books must be one of the guests staying.

Cancellations and changes

The cancellation terms for your stay are shown before you pay and are set out on your booking confirmation. Please read them carefully, as they vary by season and length of stay. To cancel or change a reservation, contact us as early as you can and we will confirm the outcome in writing.

Check-in, check-out and occupancy

Check-in and check-out times, the maximum number of guests, and any parking arrangements are stated on your confirmation and in the house guide. The homes are permitted for a set occupancy and we cannot exceed it, so please do not bring additional guests or overnight visitors without asking us first.

House rules

The homes are in a residential neighbourhood. Quiet hours apply, parties and events are not permitted, and smoking is not allowed anywhere on the property. Pets are only allowed where we have agreed in advance in writing. You agree to leave the home in reasonable condition and to tell us promptly about any damage or maintenance problem.

Damage and liability

You are responsible for damage or loss caused during your stay by you or anyone in your party, beyond normal wear and tear. You use the homes and their facilities at your own risk, and we recommend travel insurance. To the extent the law allows, we are not liable for indirect or consequential loss, and nothing in these terms limits liability for death or personal injury caused by negligence, or for fraud.

Circumstances beyond our control

If we cannot provide the home because of something outside our reasonable control, such as fire, flood, storm damage, utility failure or a public health order, we will offer alternative dates where we can or refund amounts paid for the affected nights.

Website content

The text, photographs and design on this site belong to Newport Retreat or our licensors and are for your personal use in planning a stay. Please do not copy, republish or resell them. We try to keep rates, availability and descriptions accurate, but we cannot guarantee the site is free of error and we may correct obvious mistakes before confirming a booking.

Governing law and contact

These terms are governed by the laws of the State of California, and any dispute will be handled by the courts of Orange County, California. We may update these terms from time to time, and the version that applies to your stay is the one published when you booked.
