We accept major credit cards, PayPal, and bank transfers. You'll see the full payment schedule at checkout.

Cancel 30 or more days before arrival for a full refund. Cancel 15–29 days before arrival and you'll be refunded 50%, or 7–14 days and you'll be refunded 25%. Bookings cancelled within 7 days of arrival are non-refundable.

The City of Newport Beach requires a two-night minimum for all short-term rentals. Guests must also be at least 25 years old to book.

The price you see at checkout is the full price: nightly rate, cleaning fee, and Newport Beach's transient occupancy tax. There is no platform or service fee when you book direct — that's the 10–15% you save versus Airbnb, Vrbo or Booking.com.

Yes. Harbor Lookout and Surf Casita are the upstairs and downstairs of one duplex, so booking both gives your group the whole building — three bedrooms up, two down, sleeps 11, with two garages and two private outdoor spaces. Reserve each home on the Book Now page for the same dates and we'll take it from there.

Both homes are on 20th Street, on the bay side of the Balboa Peninsula, a 2–3 minute walk from the sand, Newport Pier, and the oceanfront boardwalk — close to everything without the crowds of the main beach blocks. Also within walking distance: Mom's Beach for calm bay swimming and paddleboarding, Marina Park, bike and surf rentals, and waterfront dining and cafés.

We provide secure garage parking for one vehicle, with a Level 2 EV charger included.

If you have a second vehicle, free street parking is available if you can find a spot. There is also a paid lot on the street corner.

The garage can accommodate a vehicle as large as a Chevy Tahoe full-sized SUV (without a roof rack). Note that for these larger vehicles, the space is tight (about 1-2 feet clearance on sides), so careful maneuvering is needed.

Each home features air conditioning, high-speed Wi-Fi, a fully equipped kitch en, and a private BBQ grill. Guests enjoy premium linens, spa-grade bath toiletries, and complimentary coffee. A washer and dryer are conveniently located in the shared garage, and after a day in the sand, rinse off under the dedicated warm-water outdoor shower.

We have the beach essentials handled: chairs, umbrellas, beach towels, surfboards, bodyboards, and a cooler — no packing or rentals required.

Yes. We provide a Pack 'n Play and a baby monitor; a high chair and crib are available on request.

Check-in is at 4:00 PM and check-out is at 11:00 AM.

We do not accept pets at this time. If you have a service animal, please contact us before booking.

We do our best to accommodate early check-in whenever possible. If the home isn't ready yet, drop your bags, park, and take a walk down to the pier while we finish up.

Completely. Harbor Lookout's rooftop is reached only from inside Harbor Lookout; Surf Casita's courtyard and back patio are gated and belong only to Surf Casita. Nothing is shared between the two homes with the exception of the garage.

John Wayne Airport (SNA) is about 15 minutes by car. LAX is roughly an hour, more in traffic.

Yes — 500 Mbps, whole-home coverage, and a dining table that doubles as a desk. Guests take video calls from the rooftop.

We do not allow parties. Newport Beach short-term rental rules, and our neighbors, require quiet hours from 10 PM to 10 AM and no large gatherings. We're strict about noise and the city does give citations. We do allow a few family and friends, but they must leave by 10 pm.
